Different Jobs Need Different Strategies

Most construction SEO advice treats every job the same. It does not work because every job size has a different prospect mindset, different research behaviour, and different ranking conditions.

"Builder near me" gets 60,000 UK searches a month, but that single phrase represents three very different intentions.

If you target all three with one strategy, you compete with everyone for nothing.

Tier 1

Small jobs · £500 to £8,000

Repairs, patios, small extensions, garage conversions, replacement guttering, fascia work, small driveways.

The prospect. Either reactive (something broke) or modest discretionary (we have a bit saved). They want a builder this week, not next month. They research for hours, not weeks.

Where you win. Google Maps Local Pack. Top 3 in the map results captures most of this traffic. Reviews are the deciding factor, and they will pick the highest-rated business that picks up the phone.

Tier 2

Mid-size projects · £8,000 to £80,000

Single-storey extensions, loft conversions, full kitchens, full bathrooms, large renovations, multi-room rewires.

The prospect. Researching for weeks. Comparing three or four builders. Reading reviews carefully. Wants to see a portfolio. Often comes via referral first, then googles you to verify.

Where you win. Organic search position for "[town] kitchen extension cost", "loft conversion [town]", "[town] kitchen renovation". These are research keywords. Long-form content wins.

What to invest in. Town-specific service pages with realistic pricing. Project galleries with proper before-and-after photos. Cost guides answering "how much" questions. Our Regional Plan (£750/month) handles this tier across several towns.

Tier 3

Large contracts · £80,000+

Full house renovations, multi-storey extensions, new builds, developer work, commercial fit-outs.

The prospect. Often architects, project managers, developers, or wealthy clients with quantity surveyors involved. They want evidence, accreditations, and references. Many decisions are made off a referral and a tender process.

Where you win. Authority signals. FMB membership prominently displayed. Press mentions. Architect partnerships. Real case studies with named clients. LLM citation presence so when an architect asks ChatGPT for builders in your area, you appear.

Why Construction Websites Usually Fail

Three reasons, in order of severity.

One image-heavy page targeting everything. Beautiful gallery, single contact page, no town-specific content. Ranks for nothing. Gets no calls.

No cost information. Prospects researching mid and large jobs are looking for "extension cost [town]" or "loft conversion cost [town]". If your site does not give them a range, they bounce to Checkatrade.

Thin trust signals. Logos in the footer are not enough. FMB, NHBC, CHAS, public liability cover, named project managers, real client testimonials with full names and locations.

Quick Build Order If You Are Starting From Zero

Week 1: GBP fully built out, primary category set to General Contractor, secondary categories chosen, photos uploaded, FMB and insurance prominently displayed.

Week 2 to 4: Website with a dedicated page per town, each with that town's job specifics (planning permission rules, common housing stock, typical extension types).

Month 2: Citations across the 40+ directories that matter. Same NAP everywhere. Review system live and being used after every completed job.

Month 3 onwards: Content for the higher-tier searches. Cost guides. Project case studies. Outreach for press mentions and architect partnerships.
